Golden Visa
Spain
Program Overview
Spain's Golden Visa programme (Visado de Residencia para Inversores) grants EU residency to non-EU nationals who make a qualifying investment in Spain, most commonly through real estate. Introduced in 2013, it has become one of Europe's most popular investor residency routes, driven by Spain's exceptional quality of life, Mediterranean climate, world-class gastronomy, and the enduring appeal of its property market in cities like Madrid, Barcelona, Marbella, and Valencia.
The programme requires no minimum stay in Spain, meaning investors can maintain their EU residency permit without relocating. The initial visa is valid for one year and is converted to a two-year renewable residency card on arrival in Spain. After ten years of legal residency, investors become eligible to apply for Spanish citizenship — one of the most powerful passports in the world, granting visa-free access to over 190 countries including the United States.
Note: The Spanish government announced plans to phase out the real estate route in 2024. Applicants are strongly advised to consult a licensed advisory firm for the most current programme status and available routes before proceeding.
